Job Title: Facilities Manager Location: Hokua at 1288 Ala Moana *About Us:* Hokua AOAO is seeking a highly skilled and motivated Facilities Manager to join our team.
We are a luxury condominium promently located in the “Front Row” of the Ka’kaoko/Ala Moana area.
As a key member of our organization, the Facilities Manager will play a crucial role in maintaining the building, grounds, and physical plant, ensuring a safe and secure environment while maximizing financial performance.
Accountable for managing the budget, capital expenditure projects, preventative maintenance, and energy conservation.
Develops and implements strategies that will deliver products and services, which meet or exceed the needs and expectations of residents and associates while maximizing the association’s financial performance.
Responsible for maintaining standards and regulatory requirements.
Is an integral part of the emergency response team for all facility issues.
Performs routine general and preventive maintenance of the property’s buildings, furniture, fixtures, and equipment.
*Responsibilities:* *Property Maintenance:* * Perform day-to-day routine maintenance of the property.
* Manage the physical plant, including equipment, refrigeration, HVAC, plumbing, water treatment, and electrical systems.
* Develop and adhere to preventative maintenance programs and update as needed.
*General Repairs and Maintenance:* * Conduct general repairs of furniture, fixtures, and equipment in residential amenities, common areas, and back-of-house areas.
* Perform specialized repair or replacement of equipment when necessary.
* Inspect and maintain the swimming pool, spa, water features, pump rooms, fire rooms, and equipment rooms.
*Reporting and Documentation:* * Create maintenance reports providing updates on property conditions and project progress.
* Maintain a daily log of all work performed, recording details such as time required and relevant data.
* Conduct regular building tours with the General Manager and/or Operations/Assistant Manager.
*Supervision and Leadership:* * Supervise maintenance and landscaping staff.
* Hire and train maintenance team members, ensuring they receive appropriate new hire training.
* Foster a positive and collaborative work environment, encouraging open communication and teamwork.
*Budget Management:* * Manage the budget, capital expenditure projects, and controllable expenses.
* Analyze current maintenance operations and propose cost-saving measures to the Association.
* Prepare monthly maintenance reports for presentation to the Board of Directors.
*Regulatory Compliance:* * Ensure building and equipment licenses, permits, and certifications are current.
* Maintain compliance with state and federal Occupational Safety and Health Act (OSHA) guidelines.
*Qualifications:* * Bachelor's degree or a 2-year degree in Building and Construction, Engineering, Mechanics, or related major preferred.
* 6 years of experience in engineering and maintenance or a related professional area.
* Technical training in HVAC-R/Electrical/Plumbing.
* Strong organizational, time management, and interpersonal skills.
* Knowledge of computer accounting programs and budgetary analysis capabilities.
* Familiarity with federal, state, and local laws governing equal employment opportunity, occupational safety and health, and labor relations.
*Critical Skills:* * The position is fundamental to the administrative and operational functions of Hokua and as such requires established organizational skills, with attention to detail, solid time management, and good interpersonal skills.
* As an essential leader of the building operations interior and exterior, the Facilities Manager is essential to the longevity of all equipment and the aesthetic nature of the property.
The Facilities Manager must perform the job duties to project a professional and competent image: Service to the resident in a friendly and outgoing manner is also essential, while timeliness and maintaining a clean atmosphere are key.
* The position is fundamental to all mechanical functions of the Hokua property and includes working closely with the General Manager, Operations/Assistant Manager, and the maintenance team to operate and facilitate solutions to all types of maintenance problems within the property.
Strong leadership skills, customer service skills, technical skills, and problem-solving abilities are required.
* This position requires occasional exposure to the outdoor climate and weather conditions.
The normal working environment requires routine and frequent meeting of critical deadlines.
*Physical Demands:* * Ability and willingness to work flexible hours, including weekends, holidays, and late nights.
* Physical ability to walk, give directions, lift to 50 lbs.
