Basic Job Duties:
1.
Regular daily/weekly/monthly maintenance and cleaning of LVCA park facilities including opening and closing of park gates.
2.
Regular maintenance not included in the general landscaper’s contract such as trimming small branches, clearing fallen branches, pressure washing of some sidewalks, bathrooms, building and roof as needed; properly maintain the surfaces of the tennis courts and basketball court.
3.
Oversight of landscaping and other regular contracted services performance to assure contract terms observed.
4.
Monitor common areas, facilities, equipment and grounds for appearance, safety, security or other problems, report to LVCA Board and Community Manager.
5.
Receive complaints and/or comments from owners and users of facilities; resolve or forward to LVCA Board and Community Manager.
6.
Assist in developing annual budgets for regular operations and identification of tasks that will need funding from reserve accounts in future years.
7.
Respond to violations of community park rules with appropriate warnings and/or citations for fines for repeated violations.
8.
Draft scopes of work for purposes of soliciting estimates and proposals for prospective contracted work; assist in evaluation of estimates and proposals for Board consideration.
9.
Inspect and review contracted work performance; resolve issues with contractor or forward issue to LVCA Board and Community Manager.
10.
Maintain inventory of equipment, tools, and other portable property of LVCA.
11.
Research and report findings regarding various issues on behalf of the LVCA board.
Requirements:
- Previous experience in property management or a related field is preferred
- Knowledge of real estate administrative processes and procedures
- Strong conflict management skills to effectively handle tenant disputes or issues
- Familiarity with legal administrative tasks related to property management
- Excellent phone etiquette and customer service skills
- Proficient in data entry and record keeping
- Ability to multitask and prioritize tasks in a fast-paced environment
- Strong organizational and problem-solving abilities
