A Brief Overview
The Utility Management Director is responsible for providing leadership, direction and guidance as it pertains to short and long term supply-side energy procurement, utility management, and tenant cost recovery programs throughout the HMC portfolio.
This role develops local and regional utility relationships and is responsible for pro-active monitoring of utility invoice audits, data governance and tenant energy reimbursement programs.
This role leads the energy budgeting and projection process and provides regular market rate and purchasing/cost adjustment updates and recommendations to asset management.
The Utility Management Director has direct accountability for portfolio energy spend and will report on associated capital expenditure budgets and savings estimates.
What you will do Reviews all utility allowance (“UA”) calculations, interfacing with utility billing companies, military partners, asset management and property managers.
Responsibilities include such things as unit type groupings, annual communication and coordination of UA and ensuring 3rd party utility billing providers are providing adequate service and support to residents and HMC teams.
Works with utility billing company to ensure adequate service and report delivery to property management, asset management and accounting.
Institutes QA for utility billings and address billing issues.
Coordinates with operations and asset management the roll out of new UA programs to include mock billing periods.
Trains and ensures the operations team is familiar with and compliant with tenant cost recovery program guidelines.
Produce and implement tools and guidelines for training resources.
Provides asset management with regular market and purchasing updates and recommendations.
Negotiates services associated with utility billing, utility payments and meter maintenance.
Analyzes utility payment trends and participate in decisions associated with utility payment processes and service providers.
Evaluates utility management programs and energy efficiency initiatives for effectiveness and advise the Director of Operations and Asset Managers on recommended means of improvement.
Evaluates and analyzes performance, reports and practices associated with tenant cost recovery programs and provides recommendations to the Director of Operation and Asset Managers on continuous improved efficiencies.
Prepares and provides utility and solar cost forecasts and budgets as well as the strategic planning utility process.
Direct responsibilities to hire, fire, performance management, coach, review and obtain/exchange information from direct reports and team.
Supports site-level utility managers.
Implements supply-side energy procurement where necessary.
Monitors utility invoice audit process.
Qualifications Undergraduate Degree in Business, Finance, or related discipline Preferred or Master's Degree in Real Estate, Finance or Sustainability Preferred At least 6-7 years in utilities and energy commodities market.
Required and 1-3 years people management.
Required and Experience working in a dynamic environment with a commitment to meeting deadlines Required Ability to identify problems, collect and analyze data and draw logical conclusions.
Analytical and detail-oriented with strong organizational skills.
Ability to maintain confidentiality.
Strong computer skills and proficiency with MS Office applications.
Strong verbal & written communication skills.
Ability to read and comprehend legal documents.
Accepts new responsibilities and adapts to changes in procedures.
Prior working knowledge of general ledger and financial reporting systems.
Self-starter takes initiative, able to prioritize and multi-task in busy environment.
Requires a highly motivated, detail oriented, independent thinker who can be a part of a team and demonstrates strong attention to detail, and demonstrate knowledge of utility and operational practices and procedures.
Must demonstrate the ability to communicate effectively with all levels of management, government, military and industry professionals.
Compensation We are committed to offering competitive and equitable compensation.
The hiring range for this position is generally between $140,000 - $176,000, exclusive of fringe benefits or potential bonuses.
This position is also eligible for a performance bonus.
Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience.
