Assists with planning, organizing, and directing the work of the maintenance staff through subordinate supervisors in the provision of building maintenance duties.
Develops specifications and provides administrative support for repair and maintenance projects related to Student Housing, ensures projects are properly procured.
Assists with responding to complaints and employee grievances; collecting appropriate information, may attend meetings with union agents and personnel specialists in resolving problematic issues.
Sets maintenance services performance standards and monitoring for compliance; assist in ensuring employees are properly trained and evaluated, and supplies and equipment are adequate to meet department goals and objectives.
Supervises the use and maintenance of vacation leave, sick leave, compensatory time, and granting of overtime; assist in assuring adequate staffing for operations as directed.
Assists with program administration, operations and management including assisting with conducting investigations, special studies, and preparation of analysis and/or reports as directed.
Supports the Student Residential Life maintenance team in controlling the distribution of janitorial equipment and supplies and ensuring proper inventory levels are maintained; provides assistance in instructing the supervisors on the use and maintenance of inventory control records.
Assists in the supervision of strict enforcement of all safety rules and regulations of personnel, equipment and vehicles.
Participates in the development of short-range and long-range program planning, establishing goals, and maintenance services policies and procedures.
May participate with experts from the community and the university in collective discussions and make recommendations to the Student Residential Life Director on improving and maintaining maintenance services.
Other Duties As Assigned (*Denotes Essential Functions) Minimum Qualifications Education and Professional Work ExperiencePossession of a baccalaureate degree in Business Administration, Social Sciences, Humanities, Basic Sciences, or related field and 3 years of progressively responsible professional experience with responsibilities for auxiliary and/or facilities services administration; or equivalent education/training or experience.
Considerable working knowledge of principles, practices and techniques in the auxiliary and/or facilities services administration as demonstrated by the broad knowledge of the full range of pertinent standard and evolving concepts, principles and methodologies.
Considerable working knowledge and understanding of applicable federal and state laws, rules, regulations and theories and systems associated with auxiliary and/or facilities services administration.
Demonstrated ability to resolve wide ranging complex problems through the use of creative reasoning and logic to accurately determine the cause of the problems and the resolution of the problems in an effective, innovative and timely manner.
Demonstrated ability to interpret and present information and ideas clearly and accurately in writing, verbally and by preparation of reports and other materials.
Demonstrated ability to establish and maintain effective working relationships with internal and external organizations, groups, team leaders and members and individuals.
Demonstrated ability to operate a personal computer and apply word processing software.
For supervisory work, demonstrated ability to lead subordinates, manage work priorities and projects, and employee relations.
Progressively responsible professional supervisory experience.
Ability to plan, organize and supervise the activities of groups of employees.
Experience drafting and developing specifications for procuring goods and services.
Desirable QualificationsSupervisory experience in managing a large group of workers through subordinate supervisors.
Familiarity with the University and its policies, procedures, and collective bargaining agreements.
