Job Purpose:
The Mgr I - Facilities is responsible for the management and maintenance of the company's properties and facilities statewide.
Supervises Union personnel responsible for the maintenance and repair of mechanical and electrical building systems and devices.
This position is responsible for customer proposals for Real Estate Operations (REO).
Essential Functions:
Plan, design, engineering and construction of buildings, as well as building infrastructures and systems
Develop cost effective plans and specifications to construct or repair building infrastructure and systems per established engineering standards.
Analyze project development phases and take necessary steps to resolve problems regarding construction, installation, materials, schedule and infractions
Vendor management of multiple contractors and suppliers of Hawaiian Telcom including review, renegotiation, and approval of contracts and service agreements for REO projects.
Develop policies and procedures for the operation and maintenance of properties and building infrastructure
Supervise staff providing direction and coaching.
Oversee the productivity and progress of direct reports
Manage, train, supervise, and assign duties to resolve daily service and repair problems
Encourage creative solutions while being mindful of budgetary constraints
Interface with governmental agencies (EPA, state and county, etc.
)
Analyze energy rates, consumption and design practices.
Oversee development and maintenance of Real Estate operating support systems
Emergency & Crisis Response
Plan and manage of issues that pose a threat to Hawaiian Telcom, including maintaining dial tone and communication when such an event occurs
Work with alarm monitoring and control of all building alarms critical to maintain the integrity of the Hawaiian Telcom network
Vendor Management of all contractors and suppliers of Hawaiian Telcom including review, negotiation, and execution of contracts and service agreements
Ensure all work complies with all applicable federal, state and local zoning, safety, health and building code requirements
Education:
Four years of College resulting in a Bachelor's Degree or equivalent
Bachelor's degree or at least 3 years of experience in the field or in a related area
Certifications, Accreditations, Licenses:
Must have a valid driver's license
Relevant Work Experience:
3 to 5 years in related field
Three (3) years' experience in a supervisory capacity or leadership role or facilitation and/or project management where leadership required
Demonstrated five (5) years' experience of practices and procedures in the REO field
Demonstrate work experience reading, understanding and executing "blueprint" plans
Experience developing relationships with customers while managing projects through a cross functional team
Five (5) years' Project management experience or equivalent project implementation experience
Experience in space planning, furniture reconfiguration and move management desired
Special Knowledge, Skills and Abilities:
Knowledgeable with Environmental liabilities and Safety standards.
Understand city, state and federal legislation pertaining to local building codes, compliance with ADA, etc.
General knowledge of HVAC, generators and electric power desired
Supervisory Responsibilities:
Leads work teams (assigns, coordinates, and checks work) for employees performing similar work
Supervises two or more nonexempt employees
Supervises Union employees
